As the ownership over Petco Park is being sorted out, experts say deed fraud doesn't happen often but can happen to anyone.
The Petco Park case involves a mentally ill man who took ownership of the ballpark by simply filling out a deed transfer form at the San Diego County Recorder's Office, The San Diego Union-Tribune reported last week.
The District Attorney's Office took the man to court, but a judge ruled last week that he was not competent to be prosecuted and dismissed the case.
In the real estate and business world, this is considered a "wild deed."
David Garrick, government reporter at The San Diego Union-Tribune, and Seth Kaplowitz, real estate law expert and lecturer at San Diego State University, discussed the problem with deed fraud and what property owners can do to protect themselves Wednesday on KPBS Midday Edition.
