As the ownership over Petco Park is being sorted out, experts say deed fraud doesn't happen often but can happen to anyone.
The Petco Park case involves a mentally ill man who took ownership of the ballpark by simply filling out a deed transfer form at the San Diego County Recorder's Office, The San Diego Union-Tribune reported last week.
The District Attorney's Office took the man to court, but a judge ruled last week that he was not competent to be prosecuted and dismissed the case.
In the real estate and business world, this is considered a "wild deed."
